invest in Debt

Great book. I am a real estate investor who invests in TONS of real estate AND has done well over 100 private money & hard money loans as well, and this book still has a lot of new things/ideas. I keep it simple with the lending side of my business - I give amortized loan to investors or homeowners secured by real estate (with balloons in some cases with investors only). Sometimes properties are marked up substantially, and sometimes it a simple 10% loan to an investor who is buying investment real estate from a 3rd party. Not complicated at all. But this book goes well beyond that / what I do regularly.

Jimmy Napier shows you a whole new way to think about investing, and offers philosophical tidbits along the way. He offers examples for restructuring debt where All Sides Win, both the lender(s) and the borrower(s), and how you can come out even further ahead by helping others manage debt. One ironic beauty of this book would be the several typos -- it's clear this is a work of passion, borne of desire to teach, rather than a polished get-rich-quick treatise. I learned more than I ever thought possible; make sure you have a financial calculator!

Insightful, in depth yet practical information on a topic that never gets old: Discounted notes. Mr napier is a true educator, making the reader salivate for every upcoming page. His simple but not simplistic style adds a touch fun to a serious subject like real estate and finance. I devoured this book in 5 hours and recommended it whole heartedly!
