These are out, there just hard to find for there msrp. Quiet pc and overclockers uk are out of stock and newegg is price gouging for 33 buck from 15.

Will this work as a repalcement fan for xbox one s -i know meachanically it's not a direct fit - will the pwm work as expected?

You can make it work if you get a pin out of the xbone fan header and connect the appropriate wires to the fan. It will most likely need to chop off the old connecter off the fan and splice it on this one.
